Fall auction update: many listed homes never sell

We read both counties’ online auction calendars on October 8, 2026. The gap between “scheduled” and “still active” tells you something hopeful.

On October 8, 2026, the October 15 Hillsborough sale listed 19 properties, but only 3 were still active a week out; the rest had been redeemed or cancelled. Pinellas’s October 21 sale showed 11 of 17 still active. Being on the list is not the end.

What the calendars showed on October 8, 2026

Both counties publish an online calendar with two numbers per sale: Active / Scheduled.

What it means

The closer a sale gets, the more properties drop off — owners redeem, or the case is cancelled. Florida law lets a tax certificate be redeemed until a tax deed is issued (Florida Statutes §197.472), and the Tax Collectors ask owners to pay before the sale. If your property is on a list, the realistic paths are: pay the redemption amount, or sell and have the taxes paid at closing before sale day. A signed contract alone doesn’t stop the auction — the money has to reach the Tax Collector.

What does Active / Scheduled mean on the tax deed calendar?

Scheduled is how many properties were set for that sale; Active is how many are still going to auction. The difference is mostly properties that were redeemed or cancelled before sale day.

My house is on the auction list. Is it too late?

Usually not. A tax certificate can be redeemed until a tax deed is issued, and the Tax Collectors ask owners to pay before the sale. Selling and paying the taxes at closing before sale day works too.
