Two kinds of mobile home on owned land in Florida

1. Home still has its own title. Many mobile homes keep a separate certificate of title even when they sit on land the same person owns. In that case the land transfers by deed and the home by its title, so you’ll want the original title (or a replacement) in hand.

2. Title retired into the land. Under Florida Statutes §319.261, an owner whose home is permanently affixed to land they own can retire the home’s title. The owner records the original title (with any lien released), the legal description and a sworn statement with the county Clerk, then applies to the state to retire the title. After that the home is conveyed by deed together with the land — it can’t be sold separately unless a new title is issued.

The statute also counts a recorded land lease of 30 years or more as “land owned by that same person” for this purpose.

The sticker on the window tells you something

Under §320.0815, a mobile home permanently affixed to land gets a yearly mobile home sticker — unless it is assessed and taxed as real property, in which case the Tax Collector issues an “RP” series sticker once the Property Appraiser certifies it’s included in the owner’s property assessment. An RP sticker is a good sign the home is already treated as part of the real estate for taxes. It doesn’t by itself mean the title was retired, so we check both.
