Selling a house in Pasco County? We buy as-is, for cash.

From New Port Richey and Port Richey to Zephyrhills, Dade City and Wesley Chapel: how back taxes, tax deeds, probate and code cases work in Pasco — and what a direct cash sale looks like.

The short answer

Yes, we buy houses in Pasco County, as-is and for cash. If you’re behind on property taxes: Pasco taxes turn delinquent on April 1, a tax certificate is issued by June 1, and two years later the certificate holder can apply for a tax deed. Under Florida law you can still pay off (redeem) the certificates until the tax deed is issued — unless the winning bidder has already paid the Clerk in full — and a sale that closes before then pays the back taxes at closing.

Behind on property taxes in Pasco: the timeline

  1. November–March 31. Bills carry a 4% discount in November, 3% in December, 2% in January and 1% in February; the full amount is due by March 31. (Pasco Tax Collector)
  2. April 1 — delinquent. A 3% late penalty is added, then advertising charges. Florida law requires the delinquent taxes to be advertised once a week for three weeks.
  3. By June 1 — tax certificate. The Tax Collector sells a tax certificate — a lien, not the house — online at LienHub. Investors bid the interest rate down from 18%. Certificates aren’t sold on homestead parcels with less than $250 in tax.
  4. Two years later — tax deed application. After two years from April 1 of the year the certificate was issued, the holder can file a tax deed application. Before that, delinquent years can be paid one year at a time; once an application is filed, all delinquent and current taxes, plus costs and penalties, must be paid.
  5. Tax deed sale. The Clerk of the Circuit Court sets and advertises the sale date. On a property on the latest roll as homestead, the opening bid must include one-half of the assessed value.
  6. Seven years. The statute of limitation on a tax certificate is seven years from the date it was issued.

Questions we hear a lot

Can I sell my Pasco County house if I’m behind on property taxes?

Yes. You stay the owner until a tax deed is issued, and Florida Statutes 197.472 lets the certificates be redeemed any time before then, unless the winning bidder has already paid the Clerk in full. A sale that closes before that point pays the back taxes and certificates from the proceeds at closing.

How long until a Pasco tax certificate becomes a tax deed sale?

A certificate is issued by June 1 after taxes go delinquent on April 1. Two years after April 1 of the year it was issued, the holder can file a tax deed application, and the Clerk of the Circuit Court then sets and advertises the sale. The statute of limitation on a tax certificate is seven years from issuance.

How do I pay delinquent property taxes in Pasco County?

With certified funds: money order, cashier’s check or wire transfer, or cash at a Tax Collector office. Personal and business checks are returned, and delinquent and tax deed redemptions can’t be paid online. The Tax Department is at 352-521-4338, prompt 3.

Where is probate handled in Pasco County?

In the Sixth Judicial Circuit, which Pasco shares with Pinellas. The West Pasco Judicial Center at 7530 Little Road in New Port Richey handles probate, and the Robert D. Sumner Judicial Center in Dade City is the main East Pasco courthouse.

Does Pasco County use the 49% or the 50% rule?

49%. In flood hazard areas of unincorporated Pasco, repairs costing 49% or more of the building’s actual cash value, not counting the land, make it substantially damaged, so it must be elevated or rebuilt above flood levels.

How fast can you close?
