New Port Richey · Pasco County

We buy houses in New Port Richey — as-is, for cash.

Inside city limits or in unincorporated Pasco, a house with flood rules, an old code case or an estate in probate: here’s what applies, and how a sale to a local buyer works.

The short answer

Yes. We buy houses as-is, for cash, in New Port Richey, inside city limits and in the unincorporated Pasco areas around it. The line matters: inside the city, City Hall’s Development Department issues permits and the City applies a 50% substantial-damage rule; in unincorporated Pasco, the County’s threshold is 49%. Code cases inside the city go to the Police Department’s Code Enforcement officers.

City of New Port Richey, or unincorporated Pasco?

New Port Richey is one of Pasco County’s six cities and towns, alongside Port Richey, Dade City, Zephyrhills, San Antonio and St. Leo. City Hall is at 5919 Main Street. Outside the city limits, Pasco County is the local government.

Everything below about permits, flood rules and code cases depends on which side of the city line a house is on. If you’re not sure, ask the City’s Development Department (727-853-1047) before relying on either set of rules.

Flood rules inside the city: 50%, counted cumulatively

The City says it has significant flood risk and tells buyers to know a property’s flood zone before they buy; you can check the FIRM panel for an address at FEMA’s Map Service Center. Its floodplain rules, part of the Land Development Code, have two features worth knowing before you price repairs:

All development in the floodplain needs a permit, including repairs and replacements; the Development Department takes those at 727-853-1047. Outside the city, unincorporated Pasco uses 49% of the building’s actual cash value (see selling in Pasco County). A sale to us doesn’t require any of that work first: we price the house as it stands.

Code cases in New Port Richey

Inside the city, code enforcement sits in the Police Department: four Code Enforcement Officers enforce City ordinances and zoning rules, most often for trash and debris, illegal dumping, lawn maintenance and junk vehicles. They’re at 727-841-4550, extension 6.

If you’d rather fix the problems and keep the house, the City runs the Neighborhood Improvement Community Enhancement (NICE) program to help eligible homeowners bring a property with existing code violations into compliance; the application is on the City’s Code Enforcement page. If you’d rather sell, recorded fines and liens are usually paid or released at closing, and if we agree on a price, we take on the open cases as the buyer.

Beyond the city line, cases belong to the County: call Pasco Code Compliance at 727-847-8171.

Probate and back taxes

Probate. The Sixth Judicial Circuit’s West Pasco Judicial Center, 7530 Little Road in New Port Richey, hears civil, criminal, family, probate and traffic cases, and the Clerk has an office there (Suite 106). Our probate selling guide covers who can sign and when the court must approve a sale.

Back taxes. Pasco taxes become delinquent on April 1; a tax certificate is issued by June 1, and two years later the certificate holder can apply for a tax deed. The full Pasco timeline is on our Pasco County page, and the tax deed timeline tool works out the dates for your own tax year.

Selling a New Port Richey house to us

AL buys New Port Richey houses directly, for his company’s own account; his office is at 433 Central Ave in St. Petersburg. Liens, back taxes and permit problems we find are written into the offer, and a licensed Florida title company settles them at closing. A typical closing takes 7–21 days once title is clear, or later if you choose. We are not real estate agents or attorneys, and this page is general information, not legal advice. If a foreclosure case has been filed, talk to a Florida attorney first.
