The Honest Write-Up

Selling Your House Off-Market

What it means, what it really costs you, why so many Florida homeowners choose it anyway — and when we’ll tell you to list with an agent instead.

In Plain English

What selling off-market means

Selling off-market means selling your house directly to a buyer without listing it. No sign in the yard, no online listing, no open houses, and no parade of strangers walking through your kitchen.

You and the buyer agree on a price. A licensed Florida title company handles the paperwork, clears the title, and pays off anything owed on the house. You close on the date you pick, and the money is wired to you or handed to you as a cashier’s check.

It is an ordinary, legal way to sell a home. Same deed, same title company, same closing statement as any listed sale — just without the marketing, the showings, and the months of waiting.

The Fair Question

Why would anyone sell for less than full price?

Here is the honest answer: our offer will usually be lower than the top price your house might list for. We are investors. We take on the repairs, the risk, and the resale, and our number reflects that.

So why do people take it? Because the list price is not what you keep. Put the two paths side by side:

Listing with an agent

What usually comes out before you get paid

  • Commission — usually 5–6% of the sale price.
  • Getting it market-ready — repairs, paint, cleaning, staging.
  • Inspection credits — after the buyer’s inspection, expect to negotiate repairs or money off.
  • Your share of closing costs, and often help with the buyer’s.
  • Months of carrying costs — mortgage, taxes, insurance and utilities. 30–60 days on the market is typical, plus 30–45 days to close.
  • The risk it falls through — a buyer’s loan can fall apart days before closing.

Selling direct to us

What you get in exchange for a lower number

  • No commissions or fees. We pay the closing costs.
  • No repairs, cleaning or cleanout. Take what you want, leave the rest.
  • No showings or open houses. One walkthrough, about 15 minutes.
  • No loan or appraisal to fall through. We pay cash.
  • You pick the closing date — often in 7–14 days, or later if you need time.
  • Privacy. Your neighbors don’t see a sign, and your house isn’t on the internet.

Once you subtract everything on the left, the gap between a listing and a cash offer is usually smaller than people expect. Sometimes it is still big — and when it is, we will tell you.

“The right question is not ‘which gets the highest number.’ The right question is ‘which gets me to done, on my timeline, with the fewest things that can go wrong.’”

Who Sells to Us

Every kind of homeowner — most of them not in any trouble

People sell off-market for all kinds of ordinary reasons. These are the ones we hear most:

We buy single-family homes, condos, townhomes, duplexes, small multi-family, and vacant land anywhere in Florida — in any condition.

No Mystery Math

How we arrive at your number

Every offer is built the same way, and we walk you through it line by line.

1

What the house will be worth fixed up

We look at recent sales of similar homes nearby to estimate what your house would sell for after repairs.

2

Minus what it takes to get there

The repairs and updates the house actually needs — based on what we see at the walkthrough, priced at what contractors really charge.

3

Minus the cost to hold and resell it

Taxes, insurance and utilities while the work gets done, plus the commissions and closing costs we pay when we sell it again.

4

Minus a fair margin for the work and the risk

We are a business, and we say so. The margin is what makes it worth taking on a house as-is, with everything that comes with it.

5

That is your offer — and you see the math

No fees come out of it later. If something we find changes our view, we sit down and explain it. We don’t use the inspection period to squeeze the price at the last minute.

Straight Talk

When we’ll tell you to list with an agent instead

A cash sale is not automatically better. Neither is a listing. Here is how we think about it.

A listing is probably better if…

  • The house is in good shape — updated, clean, move-in ready.
  • You have time, and 60–120 days is no problem.
  • Homes in your neighborhood sell fast.
  • You are comfortable with showings, inspections and negotiating.
  • You have the budget to make it show well.

If most of these are true, a listing will almost certainly net you more than we would offer. We will tell you so, straight.

Selling direct makes sense if…

  • There is a deadline — a move, a foreclosure date, a tax sale, an estate to settle.
  • The house needs real work you don’t want to take on.
  • There are complications — probate, liens, title problems, tenants.
  • You live out of the area and can’t manage a listing from far away.
  • Certainty matters more to you than squeezing out the last dollar.
  • You don’t want to sort through years of belongings.

We would rather be the people who gave you honest advice than the people who bought your house for less than it was worth to you. If a listing is your better move, we’ll say so — even though it means we don’t buy it.
