Why owners sell instead of waiting for the auction

At a tax deed auction the house goes to the highest bidder. Surplus money, if there is any, has to be claimed through the Clerk afterward and liens get paid first. Selling before the deed is issued lets you set the price, choose the closing date, and walk away with your equity in hand.

How a pre-auction sale works

  1. Call the day you get the notice. AL looks up your tax certificate and any tax deed application in the public record with you, so you know your real deadline.

What’s the difference between a tax lien (tax certificate) and a tax deed?

When taxes go unpaid, the county sells a tax certificate — a lien on your property. If it stays unpaid long enough, the certificate holder can apply for a tax deed, which leads to a public auction. Until the deed is issued, you still own the house.

How late is too late?

Once the tax deed is issued, it’s too late to sell. Before that, a sale can usually close in time if we start right away. Call the same day.

I owe taxes AND there’s a mortgage or other liens.
