The Hillsborough timeline, step by step

From the Hillsborough County Tax Collector:

  1. November 1 — taxes due. Property taxes become due November 1.
  2. April 1 — delinquent. Unpaid taxes become delinquent on April 1 of the following year, and 3% interest plus advertising costs are added. Partial payments aren’t accepted on delinquent taxes.
  3. Late May / by June 1 — tax certificate sale. The Tax Collector advertises delinquent taxes in May and must hold the tax certificate sale on or before June 1. An investor pays the taxes and holds a certificate — a first lien that earns interest of up to 18%. Your house is not sold at this step, and the certificate gives the investor no property rights.
  4. Two years after delinquency — tax deed application. If the taxes are still unpaid two years after April 1, the certificate holder can apply for a tax deed (Florida Statutes §197.502).
  5. Clerk sets the sale. The Clerk of the Circuit Court sets the auction date. The Tax Collector notes the process can take months because of statutory notice requirements. Hillsborough tax deed auctions are held online at hillsborough.realtaxdeed.com; as of September 2026 the calendar showed sales on most Thursdays at 10:00 AM ET.

Until the sale, you can still stop it

Florida Statutes §197.472 lets a person redeem a tax certificate any time after it’s issued and before a tax deed is issued. The Hillsborough Tax Collector’s own rule for owners is to redeem any time before the property is sold at public auction — so treat the sale date as your real deadline. When the taxes are paid off, the applicant is reimbursed and the sale process stops.

One more detail: if the property is your homestead, the opening bid at a Florida tax deed auction includes an extra amount equal to half the home’s assessed value (§197.502(6)(c)). The Tax Collector also notes that filing bankruptcy may stop a tax deed sale — that’s a question for a bankruptcy attorney, not us.

Every option you have

  1. Redeem it yourself. Look up the property and the payoff on the Tax Collector’s site, hillstaxfl.gov. If you or family can cover it, you keep the house. This is the cleanest outcome.
  2. Sell before the auction. If paying isn’t realistic, a sale pays the taxes from the proceeds and the rest of the equity is yours. With months, a listing can work.   3. Do nothing. The property is sold to the highest bidder and you lose the home. Surplus money above the debt may be claimable afterward, but it is almost always worth less than selling on your own terms first.
