Across both counties, 53 of 137 scheduled properties (39%) were no longer active. The calendars count a property as off the list once it is redeemed, cancelled or pulled; they don’t say which.
1. The nearer the sale, the shorter the list. Hillsborough’s three November sales had lost 30 of 51 properties (59%). Its three December sales had lost 13 of 45 (29%), and the January 7 sale had lost none of its 7. The November 12 sale was down to 3 of 15.
2. Same sales, three and a half weeks apart. On October 8, Pinellas’s November 18 sale still had 33 of 34 properties active; by November 2 it had 24. Hillsborough’s November 12 sale went from 8 active to 3 over the same weeks.
3. The calendars don’t say who paid or why. A drop can be an owner paying, a cancellation, or a case being pulled for another reason. What they do show is that most lists shrink before the sale.
Florida law lets anyone redeem a tax certificate after it is issued and before a tax deed is issued, unless full payment for the tax deed has already been made to the Clerk (Florida Statutes §197.472(1)). The redeeming owner pays the Tax Collector the face amount plus interest, costs and charges. Both counties’ Tax Collectors tell owners to pay before the sale, and that is the date to plan around.
Every property still active on sale day goes to the highest bidder. On a homestead, the opening bid includes an extra amount equal to half the home’s assessed value (§197.502(6)(c)). That money becomes surplus if the house sells, but a family usually keeps more by redeeming or selling before the sale.
One pattern behind these lists: an owner who died, and no one in charge yet. Property taxes don’t pause for probate, and two years after a tax certificate is issued the holder can apply for a tax deed (§197.502). If that’s your family, see selling an inherited house in Florida probate.

Usually. Under Florida Statutes 197.472, a tax certificate can be redeemed until a tax deed is issued, unless full payment for the deed has already been made to the Clerk. The Tax Collectors ask owners to pay before the sale date.

“I was skeptical at first when these guys approached me about my home, but they were very knowledgeable and straightforward. They did all the work. These guys know what it means to do good business, which is unfortunately rare nowadays.”
