Code lien on a Largo house? There’s a waiver process.

Largo has a written process for releasing code liens once a property is brought up to code. Here’s how it runs, step by step, and where a sale fits.

The short answer

Yes, you can sell a Largo house with code liens; recorded liens are paid or released from the proceeds at closing. Largo also has a lien waiver process: you apply with a purchase contract or recorded deed, the City inspects inside and out, and once the work is finished under a signed compliance agreement, a release of lien is recorded in the Pinellas County Official Records.

Largo’s lien waiver process, step by step

  1. Apply. Request an application from the City; the items highlighted on it must be notarized.
  2. Attach the paperwork: receipts for the non-refundable application fee and the special inspection fee, a copy of the purchase contract or recorded deed, the Pinellas County Property Appraiser printout showing who owns the property and, for a company or trust, its state or recorded documents.
  3. Inspection within 10 business days. Staff inspect the property inside and out — both are mandatory, and the applicant or their designee must be there. Staff list what has to be fixed on an exhibit to the agreement (Exhibit B).
  4. Sign within 5 business days. Sign the Lien Release and Code Compliance Agreement (notarized) and mail it with Exhibit B to the Board Support Specialist, City of Largo / Code Enforcement Board, 201 Highland Avenue, Largo, FL 33770.
  5. Two 90-day clocks. 90 calendar days to obtain every required building permit, and 90 calendar days to complete all the compliance work, with final inspections and a Certificate of Completion. Confirm with the City how the two periods line up.
  6. One extension, maybe. A single extension of up to 90 days can be requested. Only the Development Controls Officer can approve it, a performance bond may be required, and there is no appeal.
  7. Release recorded. When everything is done on time, a Satisfaction and Release of Lien is signed by the Mayor and City Clerk and recorded in the Pinellas County Official Records.

About the fee: the City’s lien waiver pages list the fees differently, so confirm the current amount with the Community Standards Division before you apply.

What that means if you’re selling

The waiver is built around bringing the property into compliance, and the application asks for a copy of the purchase contract or the recorded deed. Ask the Community Standards Division whether your property qualifies and who should apply.

If you aren’t going to make the repairs yourself, a sale settles recorded liens from the proceeds at closing, and the cure becomes the buyer’s job. A buyer who plans to renovate anyway is the one best placed to use the waiver’s 90-day clocks.

Outside Largo city limits

Mid-county has a patchwork of city and unincorporated addresses. In unincorporated Pinellas, Pinellas County Code Enforcement handles code cases; inside another city, that city’s own code office does. The Largo code file we hold is from December 2025, so we don’t quote its numbers here; the other cities’ figures are on our code lien data page.

If you sell to us

We buy Largo houses as-is, for our own account, from AL’s office at 433 Central Ave in downtown St. Petersburg. The lien payoffs we know about are shown in the offer math, and a licensed Florida title company settles them at closing. Closing is typically 7–21 days once the title work is clear, or on the date you pick. We’re not real estate agents and not attorneys, and this page is general information, not legal advice. If any foreclosure has been filed on the property, or the fines are disputed, talk to a Florida attorney first.

Questions we hear a lot

Can I sell a house in Largo with a code lien?

Yes. Recorded code liens show up in the title search and are paid or released from the sale proceeds at closing, and a buyer purchasing as-is can take on the repairs.

How do I get a code lien released in Largo?

Through the City’s lien waiver process: a notarized application with a copy of the purchase contract or recorded deed, an inside-and-outside inspection, a signed Lien Release and Code Compliance Agreement, and the permitted work finished on time. The City then records a Satisfaction and Release of Lien.

How long does Largo’s lien waiver process take?

The inspection happens within 10 business days of the application and the agreement must be signed within 5 business days. The applicant has 90 calendar days to obtain permits and 90 calendar days to complete the work. One extension of up to 90 days may be requested, with no appeal.

Where do I send Largo’s lien release agreement?

To the Board Support Specialist, City of Largo / Code Enforcement Board, 201 Highland Avenue, Largo, FL 33770, signed and notarized, with Exhibit B.

Are you a real estate agent?

No. HomeSellerCashOffer is not a real estate agent or broker. We buy houses directly, for our own account, as Tampete Homes LLC, and close through a licensed Florida title company.
